HDB Grants Singapore 2026: Everything You Need to Know

5 October 2026 | Monetium Credit

The act of purchasing an HDB flat is one of the biggest personal milestones for the vast majority of our country’s population. No less than 77.2% of Singaporeans reside in HDB flats and the reasons for this percentage are largely economical. The median price for an average-sized HDB flat is currently around S$628,000. However, the median price for condos is no less than S$1,875,000, while landed properties fetch a sum of around S$4,650,000.

For the average Singaporean, HDB flats are the only realistic way of becoming a homeowner and taking advantage of the expansive nature of our country’s real estate market. Plus, the Singaporean government offers varying types of HDB grants, designed to make housing more affordable, whether you are going for a resale property or a new BTO flat. Understanding how HDB grants in Singapore work, and their potential impact on our family’s long-term finances should be a priority before conducting any type of housing research.

That said, HDB eligibility can vary depending on multiple factors, and, depending on your family situation and existing real estate involvement, you might be eligible for more than one housing scheme. Therefore, in this post, we will explain the different types of HDB grants in Singapore and present how these schemes can reduce the financial burden associated with purchasing a new property.

Types of HDB Grants in Singapore

The Singaporean government provides an expanded series of financial schemes, designed to help first-time house buyers (and not just them) purchase homes at significant discounts. HDB eligibility and your compatibility with these grants will depend on whether you are a first-time buyer, your total household income, the type of property you are going for, and your marital status.

Enhanced CPF Housing Grant

The Enhanced CPF Housing Grant, or EHG for short, is a housing subsidy scheme that’s intended to be utilised by first-time applicant families that purchase either resale HDB flats or BTO properties. As of 20 August 2024, first-time family applications can qualify for a subsidy up to a maximum of S$120,000, while a couple comprising a first-timer and a second-timer can be eligible for a financial grant of a maximum of S$60,000.

The EHG is considered to be the main housing grant currently available to first-time homebuyers. In order to be eligible for this grant:

  • At least one applicant must be a first-time HDB flat buyer
  • One of the applicants must be a citizen of our country, while the other party can either be a citizen or a PR
  • One core member of the family nucleus must have been continuously employed for a minimum duration of 12 months before applying for an HFE letter. This is not necessarily a condition for the HDB grant, but it’s a requirement for obtaining the HDB Flat Eligibility letter.
  • The average gross monthly income, as a first-time household, cannot exceed $9,000.
  • Applicants must not own private residential property within the required eligibility period

CPF Housing Grant

The CPF Housing Grant is available to eligible first-time buyers who are looking to purchase a resale HDB flat. Unlike the EHG, the CPF Housing Grant is only available for eligible first-time buyers purchasing resale HDB flats and does not require applicants to satisfy the EHG’s 12-month continuous employment requirement.

Moreover, it’s important to note that your Total Debt Servicing Ratio doesn’t play a direct role in your HDB eligibility. That said, to be qualified for a CPF Housing Grant, applicants must:

  • Be at least 21 years old
  • Be SCs, or at least one of the applicants must be a citizen of our country
  • Not have taken housing subsidies before
  • Not have a monthly household income that exceeds S$14,000.
  • Not own or have an interest in any private residential property within the previous 30 months
  • Obtain a valid HFE letter
  • Applicants must occupy the flat for the required MOP after purchasing the property

Proximity Housing Grant

The PHG is a financial grant intended to encourage families or eligible singles to live closer to their parents/children by providing financial assistance when buying a resale HDB flat. Compared to other financial assistance grants, the PHG is available both to first-time and second-time house buyers, and eligible recipients can obtain:

  • S$30,000 for families that decide to live with parents/child
  • S$20,000 for families that move within 4km of their location
  • S$15,000 for singles who decide to live with parents/child
  • S$10,000 for singles who move within 4km of parents/child location.

How Can Our Team Help?

Our professional lending agency cannot directly help you qualify for HDB grants. These financial schemes are administered by the CPF Board, and eligibility for them is determined by monthly income, family status, citizenship, or whether you are a first-time house buyer or not. What we can do, however, is:

  • Help you finance the rest of the property’s purchase price. HDB grants can substantially reduce the total amount you need to pay for the HDB flat, but they don’t fully cover its purchase price. We can help you finance the remaining balance via a mortgage loanor help you with other miscellaneous financial aid schemes that can help with your homeownership journey

  • Licensed moneylenders like us are unable to influence your HFE assessment or directly help you meet HDB grant eligibility. But we can help with your other financial requirements.

FAQ:

Can HDB Grants Be Received in Cash?

No, HDB grants are credited into your CPF Ordinary Account, which is then used to reduce the price of your eligible resale HDB flat or BTO property.

Can Different HDB Grants Be Combined?

Yes, provided eligibility conditions are met. First-time house buyers could, in theory, combine the EHG/CPF Housing Grant with the PHG.

Do You Need an HFE Letter to Receive a Grant?

Yes. The HFE letter confirms whether you are eligible to purchase a resale/BTO HDB flat, and presents your qualifications for potential HDB housing loans. The HDB requires applicants to hold a valid HFE letter before applying for new HDB flats.

Moreover, if you are purchasing a resale flat, you must obtain the HFE letter before securing the OTP from the seller. The process to obtain the HFE letter is free and can be done through the HDB Flat Portal by using your SingPass.
