Kitchen Renovation Cost in Singapore (2026): HDB & Condo Price Guide

For homeowners looking for a quick estimate, a standard kitchen renovation in Singapore can cost around S$10,000 to S$30,000 for an HDB flat in 2026. A simple refresh can come in around S$8,000, and a premium build with sintered-stone worktops and premium appliances costs around S$35,000 or more.

Most people start planning a kitchen renovation with a number already in their head, usually one a friend quoted them two years ago. Or something they googled on a random Sunday afternoon.

One challenge you may not have considered is that carpentry, stone, and appliance prices have all crept up since then, and the figure that felt right two or three years ago rarely covers the same scope now.

So before you sign anything, it helps to see where the money actually goes in 2026 and what a realistic budget looks like for your specific flat.

Costs vary because “kitchen renovation” can mean anything from swapping cabinet doors to knocking down a wall and starting over. In this guide, we cover kitchen renovation costs, the factors that affect them, and how costs vary across HDB flats and condos. If you’re struggling to pick a design, our practical kitchen design tips guide is the companion to this cost breakdown.

How Much Does a Kitchen Renovation Cost in Singapore in 2026?

The cleanest way to think about cost is by scope rather than by flat, at least to begin with. There are three tiers that cover most projects.

  • Basic refresh (S$8,000 to S$14,000): New cabinet doors or a laminate reface, a worktop swap, minor tiling and a repaint.

  • Standard renovation (S$14,000 to S$26,000): New plywood carpentry, a quartz worktop, backsplash, new sink and tap, and a built-in hob and hood.

  • Premium rebuild (S$28,000 to S$50,000 and above): A full rip-out, sintered-stone or solid-surface worktops, quality appliances and layout changes.

The mid-range band is where most HDB owners land once they add cabinets, a decent worktop, and a couple of built-in appliances.

Kitchen Renovation Cost By Flat Type

Kitchen size is the single biggest reason two “standard” renovations cost different amounts, and in an HDB flat, that corresponds to the flat type. Bigger flats have longer cabinetry and more floor area, so the same specification simply costs more to fit out.

  • 3-room HDB (4 to 6 sqm kitchen): Basic S$8k to S$12k, standard S$12k to S$18k, premium S$18k to S$25k.

  • 4-room HDB (5 to 7 sqm kitchen): Basic S$10k to S$14k, standard S$14k to S$22k, premium S$22k to S$30k.

  • 5-room HDB (6 to 9 sqm kitchen): Basic S$12k to S$16k, standard S$16k to S$28k, premium S$28k to S$38k.

  • Small to medium condo (3 to 8 sqm kitchen): Basic S$12k to S$18k, standard S$18k to S$28k, premium S$28k to S$40k and above.

Removing a wall to open the kitchen to the living area adds another S$1,500 to S$5,000, depending on whether the wall is structural.

Condo projects can also carry building-specific costs that don't appear in a typical HDB kitchen quote. MCST requirements, protection of common areas, renovation-hour restrictions, access arrangements and disposal procedures can all affect the final price, so condo owners should compare quotes on total project scope rather than carpentry and worktop prices alone.

Kitchen Renovation Cost Breakdown

Carpentry is usually the largest single component of an HDB kitchen renovation, but it is not automatically 40-50% of every project's total cost. The proportion changes significantly once appliances, hacking and major infrastructure work are included.

For a typical mid-range kitchen, a useful planning breakdown looks like this:

  • Carpentry and cabinets (30 to 45% of budget): S$5,000 to S$12,000.

  • Worktop (10 to 15%): S$2,000 to S$4,500.

  • Tiling and flooring (5 to 12%): S$1,000 to S$3,000.

  • Plumbing (3 to 8%): S$500 to S$2,500.

  • Electrical (5 to 10%): S$800 to S$3,000.

  • Appliances (15 to 25%): S$3,000 to S$10,000 and above.

  • Hacking and demolition (share varies): S$1,500 to S$4,000 and above.

  • Painting and finishing (2 to 5%): S$400 to S$1,200.

At Swiss Interior, we recommend our clients treat these percentages as budgeting guides rather than a fixed formula. A kitchen with expensive appliances can have a much lower carpentry percentage, while a carpentry-heavy project with relatively few appliances can skew in the opposite direction.

Worktops are another major variable. Quartz generally occupies a mid-range position, while sintered stone and premium natural stone can push the worktop budget considerably higher. The right choice therefore depends not only on appearance but also on how much counter space you have and how heavily the kitchen will be used.

BTO vs Resale Kitchen Renovation Costs: Why Resale Kitchens Can Cost More

A BTO kitchen and a resale kitchen of the same size can have noticeably different renovation costs. The difference depends on the condition of the existing kitchen and how much preparatory work is required.

A new BTO generally starts with a clean slate, so there is little or no demolition. A resale kitchen may require hacking, disposal, removal of existing cabinetry, plumbing adjustments, electrical work or repairs after the old finishes are removed.

That means a resale kitchen can become more expensive before the new cabinets are even installed.

For example, a resale flat with an old kitchen that needs complete demolition and replacement will naturally require a larger budget than a BTO where the owner is installing new carpentry and appliances into an otherwise usable space.

If you're comparing quotations, don't focus only on the headline price. Check whether demolition, disposal, plumbing, electrical work, tiling and making-good works are included.

What Pushes Your Kitchen Renovation Cost Up or Down?

Four things tend to have the biggest effect on a kitchen renovation quotation.

1. Layout changes: Keeping the sink, hob and major services in their existing positions can reduce additional plumbing and electrical work.

Moving them may require new pipework, drainage or electrical points, while opening the kitchen into the living area introduces demolition and potentially professional consultation.

2. Cabinet finish and construction: Laminate remains one of the more budget-friendly options, while acrylic, veneer and other higher-spec finishes can increase the carpentry cost.

Cabinet construction, hardware, internal fittings, and the level of customisation also matter.

3. Worktop material: The kind of material you choose makes or breaks your budget. Quartz offers a practical middle ground for many homeowners.

Sintered stone and natural stone can command significantly higher prices, particularly when the kitchen has a large island, waterfall edge or extensive backsplash.

4. Appliances: Appliance selection can quietly consume a large portion of the renovation budget.

A standard hob and hood package differs greatly from a kitchen with an integrated refrigerator, dishwasher, built-in oven, and premium cooking appliances.

Kitchen Renovation Cost by HDB Flat Type

Kitchen renovation costs vary depending on the size and type of home, the existing kitchen's condition, and the level of customisation required. Here’s a practical 2026 guide to three common kitchen types in Singapore.

3-Room HDB Kitchen Renovation Cost: Around S$8,000–S$18,000

A smaller 3-room HDB kitchen can usually be renovated on a smaller budget because there is less cabinetry, worktop and flooring to cover.

A basic renovation may include laminate carpentry, a quartz worktop, a new sink and tap, a backsplash and a standard hob and hood. By increasing your budget a little, you can add better cabinet finishes, built-in appliances, upgraded lighting, and more customised storage.

In our 70B Telok Blangah Height, 3 Room HDB BTO project, we focused on practical upgrades rather than extensive rebuilding. A new backsplash, improved sink area, and carefully planned carpentry created a cleaner, more efficient kitchen without requiring a premium budget.

Industrial Kitchen Renovation

4-Room HDB Kitchen Renovation Cost: Around S$12,000–S$24,000

The 4-room HDB kitchen sits in the middle of the typical renovation budget. A standard project might include new carpentry, quartz worktops, backsplash, sink and tap, and a built-in hob and hood, with additional appliances or upgraded finishes pushing the cost higher.

For a more premium specification, expect to spend around S$25,000–S$30,000+ on features such as extensive custom carpentry, sintered-stone worktops, integrated appliances and upgraded flooring or wall finishes.

Our  Blk 438A Bukit Batok Ave 8 4 4-roomDB BTO project shows how a standard 4-room HDB kitchen can feel significantly more premium through better space planning, improved storage and carefully selected materials rather than expensive upgrades across every surface.

Parallel kitchen counters

5-Room HDB Kitchen Renovation Cost: Around S$16,000–S$30,000

A 5-room HDB kitchen generally has longer cabinet runs and more worktop space than smaller flats, which increases carpentry and finishing costs. A standard renovation often falls between S$16,000 and S$30,000, while more customised projects with premium finishes and additional appliances can exceed S$30,000.

Larger kitchens also give homeowners more opportunities to add practical features such as tall pantry units, extra storage, larger preparation areas and integrated lighting.

Condo Kitchen Renovation Cost: Around S$18,000–S$40,000+

Condo kitchen renovation costs vary more widely because layouts differ significantly between developments. Compact galley kitchens can cost similarly to a 4-room HDB kitchen, while larger condo kitchens with islands, full-height cabinetry and integrated appliances can exceed S$40,000. Look at the kitchen of Fairmont, 4 4-bedroom condominium, as a reference point.

How to Reduce Kitchen Renovation Costs

You don't necessarily need cheaper materials to reduce your kitchen renovation cost. Reducing unnecessary work is often more effective.

  • Keep the existing layout: Avoid moving the sink, hob and drainage points unless the new layout provides a clear benefit.

  • Use premium finishes selectively: Upgrade the most visible areas instead of specifying expensive finishes throughout the kitchen.

  • Use standard cabinet modules: Common cabinet dimensions can reduce the amount of custom fabrication required.

  • Prioritise practical features: Better internal storage, soft-close hardware and useful appliances may provide more everyday value than purely decorative upgrades.

  • Keep a contingency: Set aside 10–15% of your renovation budget for unexpected work, particularly in older resale flats.

The goal isn't to make the kitchen as cheap as possible. It's to spend more on the features you will notice and use every day, while avoiding costs that don't add meaningful value.

Frequently Asked Questions

How much does an HDB kitchen renovation cost in 2026?

A complete HDB kitchen renovation commonly falls around S$10,000–S$30,000 in 2026, while a basic refresh can start around S$8,000 and a premium project can exceed S$35,000. The final cost depends mainly on carpentry, worktop material, appliances, demolition and whether the layout changes.

Is it cheaper to renovate a BTO or resale kitchen?

A BTO kitchen can be cheaper when the existing space requires little preparation because there is less demolition and disposal work. A resale kitchen may cost more when you need to remove or replace the cabinetry, tiles, and services. However, the difference depends on the condition and scope of each project rather than a fixed percentage.

How much do kitchen cabinets cost in Singapore?

Kitchen carpentry can account for roughly 30–45% of a mid-range renovation budget, with a typical HDB kitchen often spending around S$5,000–S$12,000 on cabinets and related carpentry. The actual price depends on cabinet length, material, hardware, internal fittings and degree of customisation.

What is the cheapest way to renovate a kitchen in Singapore?

Keeping the existing layout is usually the most effective way to reduce costs. Avoiding unnecessary plumbing, electrical and gas changes can save several thousand dollars. Choosing laminate cabinetry, standard cabinet sizes and practical appliances also helps keep the budget under control.

What should I check before accepting a kitchen renovation quotation?

Check whether demolition, disposal, plumbing, electrical work, tiling, appliance installation, GST and project management are included. Two quotations with similar prices can cover very different scopes of work.

Can I renovate my kitchen for S$10,000?

Yes, if you are doing a basic refresh in a 3-room or 4-room HDB. For S$10,000, you can get  new cabinet doors or a laminate reface, a worktop swap, minor tiling and a repaint.

Can you redo a kitchen for S$5,000?

For this amount, you can only expect a cosmetic update. At S$5,000, you're looking at repainting, replacing cabinet doors on existing carcasses, and swapping the tap or handles. Hacking alone can cost S$1,500 to S$4,000, so anything involving demolition, new tiles or new cabinets will push you past this budget quickly.

Is S$15,000 expensive for a kitchen renovation?

No. S$15,000 is the least you would require for a standard kitchen renovation in an HDB flat. For a 3-room or 4-room flat, it's enough for new plywood carpentry, a quartz worktop, a backsplash, and a new sink, tap, hob and hood, provided you keep the existing layout.

Is S$25,000 or S$30,000 a lot for a kitchen?

It depends on the flat size. For a 3-room HDB, S$25,000 can give you a premium kitchen makeover. For a 5-room HDB or condo, S$30,000 is closer to a well-specified standard renovation. At S$28,000 and above, you're typically paying for a full rip-out, sintered-stone or solid-surface worktops, imported appliances or layout changes.
