Learn MoreOur Methodology
Effective Pest Control Treatment Process
Every treatment follows the same four steps, from the first inspection to long-term prevention.
You will know what we found, what we plan to do, and how we’ll keep pests from coming back.
COMPREHENSIVE INSPECTION
We audit your property in detail to identify the pest species, their entry points, and the areas that attract them. Every finding is documented with photos.
TARGETED TREATMENT PLAN
We build an integrated pest management (IPM) plan around your site, its surroundings, and the pests you’re dealing with. You will see the plan before any work begins.
SAFE IMPLEMENTATION
Our NEA-licensed technicians carry out the treatment, applying approved, low-toxicity products only where they’re needed.
MONITORING & PREVENTION
After the treatment, we check the results, send you a digital report, and set up long-term prevention measures so the pests don’t return. If a follow-up treatment is needed, we will schedule it.
Industries Served By Us
Every property attracts pests for different reasons. A restaurant may face cockroach and rat problems because of food waste. For a warehouse, it might be dealing with rodents that are slipping in through loading bays. A condo estate, on the other hand, has to keep up with mosquito breeding in drains and planters. We plan each programme around how your premises run, from one-off treatments to scheduled maintenance. We’ve also spent more than ten years cleaning many of these same spaces for over 400 customers, so we already know where pests like to hide.

We live in a society with high standards of living so we need to make sure that the well-being of people is not affected by the presence of pests.
The pest management industry has become increasingly challenging due to resistance and evolution of pests as well as the stringent regulations that govern the use of pesticides. Besides having the right tools and equipment for pest management, we need to know more about our pest enemies (such as their biology and behavior) in order to outsmart them and bring their population under control.

Frequently Asked Questions
Answers to the questions we hear most from homeowners and businesses.
Is pest control really necessary?
Yes, especially in Singapore, where the warm, humid weather lets pests breed all year. Mosquitoes spread dengue, rats and cockroaches contaminate food, and termites can damage timber for months before anyone notices. The risk is often closer than people think. NEA found that about 65% of Aedes mosquito breeding sites in dengue cluster areas in 2025 were inside homes. For businesses, there's also enforcement to consider: NEA and SFA took about 1,300 actions against premises owners for rat-related lapses that same year.
Which pests are most common in Singapore?
Mosquitoes, cockroaches, ants, flies, and rats are the pests we are called about most. Bed bugs usually arrive in luggage or second-hand furniture. Termites are the biggest threat to the property itself, particularly where there's timber, damp soil or a garden nearby. Where each pest turns up depends on what it needs. Mosquitoes lay their eggs in any standing water, from flowerpot plates and pails to blocked drains. Cockroaches and ants hide in cracks close to food and water, while flies lay their eggs around bins and food waste.
How much does pest control cost in Singapore?
It depends on the pest, how far the problem has spread, the size of your property, and whether you need a single treatment or a regular schedule. Treating a few ants in a kitchen costs far less than dealing with a termite colony in a landed home. That's why we start with a free inspection and give you a written quote before any work begins. You can find typical prices on each of our pest pages.
How do I know if a pest control company is licensed by NEA?
Ask for its NEA registration. Only companies registered with NEA as Vector Control Operators can legally offer mosquito, fly, cockroach, or rat control in Singapore, and the technicians they send must hold NEA licences as well. You can verify these details on NEA's website. Any pesticide used for this work must also carry NEA registration. Avalon Services is a registered Vector Control Operator, and we're happy to show our licence on request.
How should I prepare my home before pest control?
Your technician will give you instructions for your specific treatment, but for most visits you should:
Put food, cutlery, and plates away in closed cabinets or the fridge
Clear kitchen counters, the sink area, and floor space along the walls
Move clothes, toys, and toiletries away from the areas to be treated
Keep pets away, and cover fish tanks and birdcages
Tell us if anyone at home is pregnant, has asthma or has allergies
How long does a pest control treatment take?
A routine preventive visit for a typical home takes about 15 to 30 minutes. Larger homes, commercial premises, and specialised work such as bed bug or termite treatment take longer. Clearing an established infestation is different. Depending on the pest and how far it has spread, it can take several visits over a few weeks, and up to six weeks for stubborn cases.
Do I need to leave my home during or after pest control?
For most routine treatments, such as gel baiting, bait stations, and targeted spraying, you can stay home. Just keep away from treated areas until they're dry, which usually takes about 15 minutes. Heavier spraying, like bed bug treatment, may mean staying out for a few hours, and occasionally up to 24 hours. Your technician will give you a clear re-entry time before starting.
Is pest control safe for children and pets?
Yes, when licensed technicians carry it out using NEA-registered products at the right dose. Problems usually come from DIY treatments, where shop-bought sprays get overused or left within reach. Before we start, let us know about young children, pets, and anyone with asthma or allergies at home. We'll choose products and methods to suit, such as enclosed bait stations instead of loose baits, and tell you when it is safe to use treated areas again.
Should I clean after pest control?
Yes, but not everywhere at once. Once the treatment is dry, wipe down kitchen counters, dining tables, and anywhere food is prepared. Leave the edges of the floor, skirting boards, and corners alone for at least a week, and hold off on deep cleaning treated areas. That's where residual treatments do their work, and washing them too early weakens the effect. If you're unsure, ask your technician which spots to leave untouched.
Why hire a professional instead of doing it myself?
DIY products kill the pests you can see but rarely reach the source. A cockroach spray won't touch the eggs hidden behind your cabinets, and killing a handful of termites does nothing to the colony underground. Our technicians identify the exact species first, because the right treatment depends on it. They also use professional-grade products and equipment that aren't sold in shops, and know where to apply them safely.
What's the difference between home and business pest control?
The pests are often the same, but the approach is not. Home pest control focuses on the spaces your family lives in and is usually done as a one-off or every few months. Business pest control is planned around operating hours, food safety rules, and heavier pest pressure. Commercial clients typically need scheduled visits, monitoring tools like rodent bait stations, and written service reports. SFA's guidelines expect food businesses to check these reports and act on what they find.
What is your warranty policy?
Most of our treatments come with a 14-day re-treatment warranty. If the pests we treated come back within two weeks, we will return and treat them again at no extra cost.
Contract clients: If the pests covered by your plan show up between scheduled visits, we'll come back before your next visit, at no additional charge.
Longer-term treatments: Termite barriers and ongoing maintenance plans can carry longer warranties, in some cases covering several years.
Coverage: Terms depend on the pest and the treatment plan. We'll go through exactly what's covered before any work is commenced.
Will the Town Council or NEA handle pests inside my home?
Not inside your unit. In HDB estates, Town Councils manage pest control in common areas like corridors, void decks, and refuse chutes, while NEA carries out surveillance and enforcement across the island. Pests inside your flat are yours to deal with. Condos work the same way: the MCST handles common property, and residents take care of their own units. If pests keep coming in from a shared area, report it to your Town Council or MCST as well.
Should I choose a one-time treatment or a regular pest control contract?
A one-time treatment deals with a problem you already have. A contract is about prevention, with regular visits that catch new activity before it grows into an infestation. For a few ants or a single wasp nest, a one-off treatment is usually enough. If pests keep coming back, or you run a food business, office, or condo estate, a contract often works out cheaper over time and gives you a record of every visit.
How often should I schedule pest control services?
We recommend a preventive treatment at least once every three (3) months for most homes. The warm, humid weather lets pests breed all year round, and most treatments stay effective for a few weeks to a few months. Regular visits catch small problems before they turn into infestations. The right schedule depends on your property:
Quarterly: Most homes, for general protection against cockroaches, ants, and rodents
Monthly: Food businesses and other commercial premises, plus homes with a stubborn pest problem, usually for three to six months until it is under control
One-time: A specific issue, like a single hornet nest or ants that have found their way into the kitchen
Your technician will suggest a schedule after the inspection.
