Four HDB shophouse units offered for $13.4m

The properties have a total strata area of approximately 6,609 square feet.

A portfolio of four HDB shophouse units in Bras Basah and Lavender has been offered for sale at a combined guide price of $13.4m.

The fully tenanted properties have a total strata area of approximately 6,609 square feet. CBRE is marketing the units through an expression-of-interest exercise.

The first offering comprises two commercial units at 231 Bain Street in Bras Basah Complex with a combined guide price of $9.8m.

The 1,916-square-foot ground-floor corner unit faces Raffles Hotel and is leased to a Korean minimart. The 2,777-square-foot Level 2 corner unit has dual frontage and is occupied by a language school.

The second offering comprises two adjacent ground-floor units at 803 King George’s Avenue. The units span approximately 1,916 square feet and have a combined guide price of $3.6m.

They are currently leased to a café-gallery and are located within walking distance of Lavender MRT station.

CBRE said incoming owners could potentially subdivide the existing spaces to accommodate additional tenants. Subject to regulatory approval, the properties may also support uses including F&B, fitness centres, medical clinics and co-living.

The expression-of-interest exercise will close on 9 September 2026 at 3 p.m.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
