Freehold Trendale Tower up for sale at $168m via public tender

The guide price translates to a land rate of about $2,248 per square foot per plot ratio.

Trendale Tower, a freehold residential development at 79 Cairnhill Road, is up for sale via public tender at a guide price of $168m.

The guide price translates to a land rate of about $2,248 per square foot per plot ratio, after factoring in a 7% bonus gross floor area for balconies, according to marketing agent Knight Frank Singapore.

The 20-storey development comprises 18 apartment units on a freehold site of about 21,709 square feet.

Knight Frank said the site can be redeveloped into a boutique luxury residential project for sale, or as a Serviced Apartment 2 scheme supported by the Urban Redevelopment Authority (URA).

“For investors who would rather hold than sell, URA's indication of support for a Serviced Apartment 2 scheme allows the entire block to be retained for recurring income,” Dayna Ang, senior manager at Knight Frank Singapore, said.

The property is located near Orchard Road and Newton, particularly the Newton MRT interchange station, which serves the North-South and Downtown lines.

It is also close to HealthCity Novena, schools, medical facilities, restaurants and other amenities in Orchard, Novena, and Newton.

The public tender will close at 3 pm on 23 October.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
