Real estate investments up by 7.5% QoQ in Q3

Private sales took the bulk, totalling $6.3b.

Singapore’s total real estate investment sales were up by 7.5% quarter on quarter (QoQ) in the third quarter of the year, reaching $10.5b, according to a Knight Frank report.

Private sales took the bulk, totalling $6.3b, whilst the public sector was led by the Government Land Sale tender award to Evia MCS, Gamuda and H108 Pte. Ltd. for $1b.

The residential sector registered a total of $4.2b, and the industrial sector continued to strengthen with transaction value reaching $2.5b.

Meanwhile, commercial investment assets declined by 51.4% QoQ to $2.6b, whilst the hospitality sector sank 72.7% QoQ to $160m.

Further, whilst the collective sales market remained subdued, Chiku Mansions was successfully sold in September for $22m, bringing the year-to-date tally to four deals.

Knight Frank expects investment sales activity for the rest of 2025 and early 2026 to continue to be characterised by GLS tenders of residential sites and REIT activity, with more planned living sector IPOs.

“Smaller to mid-tier investments of less than $200m, especially in accommodation and industrial properties, will continue to feature in the market,” Knight Frank added.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
