Three prime strata assets launched for sale from $3m to $10.5m

The most valuable of the three is an industrial canteen at Premier@Kaki Bukit, with a guide price of $10.5m.

Three prime strata-titled assets, ranging from $3.0m to $10.5m, have been launched for sale, according to its marketing agent Knight Frank.

The most valuable of the three is a 12,303 sq ft industrial canteen at Premier@Kaki Bukit, with a guide price of $10.5m, or around $853 psf.

The property holds permanent canteen approval and is fully leased to one operator, operating nine food stalls and one drink stall.

It is zoned B2 Industrial, eligible for foreign ownership, and not subject to Additional Buyer’s Stamp Duty (ABSD).

A two-storey HDB shophouse at 150 Bishan Street 11 is listed at $3.4m, or around $2,164 psf, for its 1,571 sq ft of strata space.

The ground floor is tenanted to a minimart, while the upper floor is vacant, potentially suiting owner-occupiers. The property is foreign-eligible, though ABSD applies to the upper floor.

The third asset is a set of four adjoining shop units at International Plaza, priced at $3.0m, or around $2,814 psf, with a total area of 1,066 sq ft.

Located in the Tanjong Pagar area, the units have wide frontage, a water point, and direct sheltered access to Tanjong Pagar MRT. These are commercial units, eligible for foreign ownership, and not subject to ABSD.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
