Tuas food factory for sale at $19m

The site could add up to 61,182 sq ft of floor space, says JLL.

A detached food factory at 30 and 32 Tuas Avenue 12 in the Tuas industrial estate is up for sale by private treaty at $19m, according to real estate firm JLL.

The property sits on a site of about 97,095 square feet (sq ft) and has a gross floor area of approximately 74,751 sq ft.

It is currently approved for food manufacturing and is also suited to distribution and warehousing operations, JLL said.

The property is also zoned Business 2 with a plot ratio of 1.4 under the Urban Redevelopment Authority’s Master Plan 2025.

With an underutilised plot ratio, the gross floor area could be increased by up to 61,182 sq ft, subject to the authority’s approval, the firm added.

The factory sits on two adjacent JTC leasehold plots, with remaining land tenures of approximately 25 years and 16 years.

It is located near major food manufacturers such as Asia Pacific Breweries and Wilmar Foods, and can be accessed directly via the Ayer Rajah Expressway.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
