Singapore named 13th most highly transparent real estate market
JLL index cites market’s 3D digital twin for development and energy planning.
Singapore ranked 13th globally amongst the “Highly Transparent” real estate markets, JLL and LaSalle’s 2026 Global Real Estate Transparency Index showed.
The report cited the city-state’s use of a 3D digital twin to simulate development impacts and optimise energy use, as governments increasingly apply artificial intelligence to real estate planning.
Singapore was classified under the ‘Highly Transparent ’ tier, whose 13 markets account for 56% of global income-producing real estate and more than 80% of direct real estate investment.
Transaction volumes across highly transparent markets rose 64% over the past two years and grew 20 percentage points faster than in the rest of the world, the report added.
The index assessed 88 countries and territories and 146 city markets using 260 measures. It covered areas such as market fundamentals, regulatory and legal frameworks, transaction processes, sustainability, and performance measurement.
Across the Asia-Pacific region, India, Vietnam, South Korea, Australia, and Thailand accounted for half of the 10 biggest global transparency improvers between 2024 and 2026.
