Thomson View Condominium up for collective sale

The reserve price for the asset is $918m.

Thomson View Condominium, a residential property located next to Upper Thomson Mass Rapid Transit station, has been put up for collective sale.

The asset's reserve price is $918m or $1,282 per square foot per plot ratio, inclusive of a 7% bonus gross floor area, lease upgrading premium, and land betterment charge for intensification of land use.

Interested buyers can submit offers until 18 April, 3 pm.

Edmund Tie & Company, the property's sole agent, said the asset sits on a 50,197 square meter (540,314 square feet) plot with a 99-year tenure since 1975.

It comprises 255 units, including 54 townhouses and a 29-storey block housing a shop unit and 200 apartments.

Under the Master Plan 2019, the property site is zoned for residential use with a plot ratio of 2.1, allowing for a total gross floor area of 112,792 square meters.

Authorities have preliminarily approved a redevelopment plan for 1,240 residential units without a pre-application feasibility study.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
