Realion tips 2026 investment sales at $45b to $50b

Property investments blew past their 2025 figure in just six months — and is now on track to eclipse the 2017 peak.

Investment sales in Singapore’s property market are expected to reach $45b to $50b in 2026, barring major macroeconomic shocks.

ETC Digest - Q2 2026, a quarterly report on commercial real estate performance by Realion (OrangeTee & ETC) Research, said the first half of 2026 saw investment sales reaching $31b.

In a separate report, Cushman & Wakefield said that investment sales reached $35.2b in the first half (H1) of 2026, surpassing 2025’s full-year figure and putting Singapore’s property investment market on track to exceed the previous peak of $36.8b recorded in 2017

In the second quarter (Q2) alone, Realion said that investment sales maintained strong performance with total deal volume reaching $15.4b. This marked the fourth consecutive quarter in which total transactions quantum surpassed $10b.

Seven Government Land Sales sites were awarded in Q2, with total land value coming in at $3.4b, spanning six residential plots and one industrial site. The quarter's biggest award was the River Valley Green (Parcel C) site at $750.6m, with other notable sites at Dunearn Road, Peck Hay Road, Holland Plain and Kallang Close also changing hands.

“Developers continue to show keen interest in sites with strong potential under the URA Master Plan,” Realion said.

Meanwhile, private sector investment sales were primarily driven by several major commercial transactions.

In the office segment, Asia Square Tower 2 changed hands for $2.5b to IOI Properties Group, making it the second-largest deal of the quarter. Retail investment activity was even busier, led by the sale of Paragon to CICT at $3.9b, the largest deal in Q2.

Other major retail deals included the sale of White Sands at $467.0m, i12 Mall at $372.0m and the sale of strata units at Thomson Plaza for $250.0m.

Hospitality assets recorded stronger market activity in Q2, with total sales value surging to $1.1b from $144.5m in Q1. The increase was fuelled by several notable transactions, including the sales of Crowne Plaza Changi Airport at $500m, The Robertson House at $360.0m and Orchid Hotel at $273.0m.

For Q2 industrial investment, sales came in at $1.1b, with major transactions including a ramp-up property at Tuas Avenue 5 sold for $133.9m and a GLS site at Kaki Bukit Avenue 5 for $131.9m.

In the collective sales market, Loyang Valley was successfully sold for $880m to a SingHaiyi Group-led consortium, marking one of the largest collective sales since 2022.

Realion said market activity is expected to carry over to the second half of the year.

“Investment sales in the residential market will continue to be propped up by sales of GLS sites, whilst activity in the commercial sector will remain strong, supported by continued demand for quality assets from investors seeking to expand their portfolios,” Realion said.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
