CapitaLand China Trust H1 DPU dips 1.6% to 2.45 cents

Gross revenue slipped 4.4% to $152.3m, whilst NPI fell 2.5% to $103.9m.

CapitaLand China Trust’s (CLCT) distribution per unit (DPU) fell 1.6% to 2.45 cents in the first half of 2026, from 2.49 cents a year earlier.

Gross revenue declined 4.4% to $152.3m, whilst net property income fell 2.5% to $103.9m due to the absence of contributions from CapitaMall Yuhuating following its divestment in October 2025.

On a same-store basis, excluding the contribution from the divested CapitaMall Yuhuating, DPU rose 2.9% from 2.38 cents, the trust said in a bourse filing.

Retail portfolio occupancy increased to 97.3% from 96.9% a year earlier. Retail properties accounted for 70.6% of CLCT’s portfolio gross rental income as at 30 June.

The trust’s average cost of debt declined by 36 basis points to 3.06% per annum from 3.42%, resulting in a 16% year-on-year reduction in interest costs.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
