Changi South factory offered for sale with 31-year lease

The property sits on a 44,368-square-foot site in the industrial estate.

A detached industrial facility at 48 Changi South Street 1 in Changi South Industrial Estate is up for sale via private treaty, according to Colliers.

The property has a site area of approximately 44,368 square feet (sq ft), comprising a part two-storey, part four-storey detached factory with a gross floor area of approximately 44,367 sq ft.

The facility is zoned Business 2 under the Master Plan 2025, with a permissible plot ratio of 1.0, and is held under a JTC leasehold tenure with approximately 31 years remaining.

It is also suitable for heavy industrial and engineering operations, as it combines two storeys of high-ceiling workshop and production areas with fitted offices across four storeys.

“The workshop and production areas offer floor loading of up to 50 kN/sqm and ceiling heights of up to 7.6 metres, supported by a 1,000 kVA power supply,” Colliers said.

The facility also has a three-tonne service lift and five-tonne car lift, making it suitable for vehicle maintenance and services, precision engineering, manufacturing, and aerospace-related activities.

The site is near Changi Airport and major expressways including the Pan Island Expressway and Tampines Expressway, as well as Expo MRT station and Upper Changi MRT station, which provide access for workforce mobility and supply chain operations.

“The property offers a ready-to-occupy solution for companies seeking long-term operational flexibility and efficiency,” said Raphael Lee, Director for Industrial Services at Colliers Singapore.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
