ESR-REIT recovers 75% of outstanding ACFS rental arrears

The remaining outstanding arrears stood at $2.7m (A$3m).

ESR-REIT has recovered approximately 75% of rental arrears owed by ACFS Port Logistics in Australia as of 30 September 2026, following the partial drawdown of bankers’ guarantees held against ACFS’ leases.

The recovered amount relates to outstanding arrears accrued before 13 August 2026.

Following the drawdown, the remaining Outstanding Arrears stood at $2.7m (A$3m), whilst the bankers’ guarantees stood at $356,744 (A$400,000).

Since 13 August, administrators and receivers of ACFS have assumed responsibility for the company’s contractual rental obligations for its continued occupation of the properties.

ESR-REIT has received all rent payments due for the properties for the period since 13 August and expects to continue receiving payments from ACFS’ administrators and receivers whilst they continue to use the properties.

The manager has issued breach notices to ACFS seeking replacement of the bankers’ guarantees, in accordance with the lease terms.

It will also continue to pursue available options to recover the remaining outstanding arrears.

The manager said it remains in contact with the relevant parties during the administration and receivership process.

Further announcements will be made on SGXNET when there are material developments, in line with the manager’s obligations under the Listing Manual of the SGX-ST.

ESR-REIT has advised unitholders to refrain from taking any action in respect of their units that may be prejudicial to their interests and to exercise caution when dealing with the units.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
