Freehold residential site at 33 Sembawang Road up for sale at $130m

Price translates to about $1,128 per square foot per plot ratio, including a 7% bonus GFA.

A freehold residential site at 33 Sembawang Road has been launched for collective sale at a reserve price of $130m.

The price translates to about $1,128 per square foot per plot ratio, including a 7% bonus gross floor area (GFA), according to ETC. The property has a land area of 8,133.2 square metres (sq m).

It is zoned for residential use with a plot ratio of 1.4 under the Urban Redevelopment Authority’s Master Plan 2025, which could yield an estimated GFA of about 11,386.38 sq m, or approximately 122,563 square feet.

The property, located near about 30 hectares of greenery and the Upper Seletar Reservoir, is occupied by Hong Heng Garden, a part-three/part-four-storey development comprising 27 apartments and four shop units.

The site is offered via public tender, which will close on 23 September 2026 at 3 p.m.

ETC said the site could benefit from the upcoming mixed-use development at the Upper Thomson Road (Parcel A) government land sale site, which will include 2,000 sq m of ground-floor commercial space.

This is the property’s first collective sale launch after it secured the requisite consent from 80% of its owners.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
