HDB rents jump 1.7% in July as Executive flats climb fastest

Non-Mature estates are now rising almost twice as fast as Mature ones.

Overall HDB rental prices increased by 1.7% month-on-month (MoM) and 1.5% year-on-year (YoY) in July, according to flash estimates from 99.co and SRX.

The SRX Property Index (SPI) for HDB rentals reached 147.6 in July, its highest point in the past year.

The index had declined steadily from July to October 2025, slipping from 145.4 to a low of 143.4, before staging a two-month recovery in November and December to close 2025 at 144.3.

The SPI moved within a narrow band in early 2026, dipping to 143.8 in January, before rising to 144.2 in February, 144.5 in March, and a high of 144.8 in April.

It eased again to 144.3 in May, then rose to 145.1 in June ahead of July's sharp jump.

By estate type, Mature and Non-Mature estates rose 1.2% and 2.2% MoM, respectively, and 1.3% and 1.8% YoY.

By flat type, Executive units posted the largest increases across both measures, up 4% MoM and 2.9% YoY.

Four-room flats rose 2.1% MoM and 1.2% YoY, whilst five-room flats grew 1.5% MoM and 2% YoY. Three-room flats posted the smallest gains, up 0.8% MoM and 1.2% YoY.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
