Far East Organization launches The Serra Residences from $2.22m

Guide prices start from $3,120 per sq ft.

Far East Organization has unveiled The Serra Residences, a 28-storey freehold development on Bassein Road in District 11.

The 133-unit project sits on a 51,396 sq ft (4,774.80 sq m) freehold site in a residential enclave near Novena’s lifestyle and healthcare precinct.

Guide prices start from $3,120 per sq ft, with two-bedroom units with study spanning 710 sq ft starting from $2.22m.

The development is one of the larger freehold sites in the Bassein enclave.

No other upcoming freehold launches have been identified in the vicinity, whilst government land sales sites in the area are offered on 99-year leasehold tenure.

The Serra Residences is also described as Novena’s first gross floor area (GFA)-harmonised freehold development, with buyers paying for usable living space.

The 133 units are split across two tiers. Levels four to 16 comprise two-bedroom with study to four-bedroom residences, whilst The Summit on levels 18 to 28 features larger four- and five-bedroom units and two penthouses.

A total of 22 units have private lifts.

Facilities include a 50m lap pool on level three, a gym, a spa pool, a function room, a BBQ pavilion, children’s facilities, and a family deck.

The development’s design incorporates vertical façade lines, stepped forms, and stone and timber materials, drawing on mountain terrain.

Its orientation is intended to reduce east-west sun exposure whilst framing skyline views to the south and greenery to the north.

The Serra Residences sales gallery at 11 Bassein Road will open for previews on 2 October, with the official sales launch scheduled for 16 October 2026.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
