GuocoLand’s SpringLeaf Residence sells 92% of its units at launch weekend

870 of its 941 units were sold at an average selling price of $2,175 psf.

A total of 870 units of GuocoLand’s Springleaf Residence were sold during its launch weekend, representing over 92% of its 941 units.

The units were sold at an average selling price of $2,175 per square foot (psf). Prices started from $860,000 for a 388 sq ft one-bedroom unit.

According to GuocoLand, Springleaf Residence is the first in Singapore to adopt a biodiversity-sensitive design approach. The residential development attracted homebuyers with its nature-integrated design and heritage appeal.

Almost all of the 340 units of its two-bedroom apartments were taken up, and 95% of both the 384 units of three-bedroom apartments and the 138 units of four-bedroom apartments were sold.

The five-bedroom apartments also saw healthy interest, with 45% of the 71 units sold.

GuocoLand said Singaporeans and permanent residents accounted for nearly all buyers, with a mix of singles, young couples, families and multi-generational households.

PropNex CEO Kelvin Fong said that the 92% take-up rate of Springleaf Residences was the best overall performing new launch in terms of number of units sold during launch, since Parktown Residence, which launched in February.

“The positive take-up can be attributed to several factors, most notably its proximity to the Springleaf MRT station, which is a 2-minute walk from the development. The efficient layout of units at the project and competitive pricing also appealed to homebuyers,” Fong said.

“Beyond its attractive pricing and locational attributes, many buyers were also encouraged by the future transformation plans for the North region,” he added.

Mark Yip, Ceo of Huttons Asia, said that the performance of Springleaf Residence “was extremely strong with more than 2 cheques for each unit.”

“The strong sales momentum for the past few projects since July 2025, lower interest rates, and the revised 2025 GDP forecasts by MTI gave buyers the confidence to enter the property market,” Yip said.

“Typically, the price gap between a new OCR project and an EC project is around 35%. With new EC project launches averaging around $1,750 psf in 2025, Springleaf Residence starting from $1,995 psf is super attractive with a price premium of less than 15%,” he added.

Springleaf Residence is situated on a rare 3.2-hectare site and is the first high-rise condominium in the precinct.

Springleaf Residence is jointly developed with Hong Leong Holdings Limited and is expected to be completed in 2029.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
