JLL launches Gilstead Court collective sale at $198m reserve price

The freehold District 11 site has secured over 80% owner consent in six months, with the tender closing 13 October.

JLL has launched Gilstead Court for sale by tender for a reserve price of $198m, offering a rare freehold collective sale opportunity in Singapore's District 11.

In a statement, JLL said the 7,012.2 square metre (sq.m.) site is located at Gilstead Road and has achieved more than 80% owner consent, representing both share value and total floor area within a short period of six months.

Built around 1978, the development comprises 48 apartments across three four-storey blocks with 24 units measuring 129 sq.m. and 24 units measuring 136 sq.m. Under the 2025 Master Plan, the freehold site is zoned residential with a gross plot ratio of 1.4.

The site has potential to accommodate a five-storey boutique development of up to 98 apartments of 100 sq.m. each, subject to Urban Redevelopment Authority (URA) approval.

The tender for Gilstead Court closes on 13 October at 3:00 p.m.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
