Mapletree posts $637.4m profit in FY25

AUM also increased from $77.5b to $80.3b.

Mapletree Investments Pte Ltd reported a recurring profit after tax and minority interest (PATMI) of $637.4m for the financial year ended 31 March 2025, recovering strongly from a net loss in the previous year.

The turnaround was driven by reduced revaluation losses, stable operational performance, and gains from strategic divestments.

Excluding the impact of Mapletree Logistics Trust’s (MLT) deconsolidation, revenue rose 1.2% year-on-year to $2.2b.

“The group deepened our focus on our core sectors – logistics, student housing, office and data centre – through prioritising operational performance, investing selectively in specific markets with growth potential, and embarking on more development projects for higher returns,” said Group CEO Hiew Yoon Khong.

Mapletree recorded $897m in net proceeds from the sale of non-core assets, transactions with MLT, and the syndication of its Japan-focused private fund, MAJIC.

Assets under management increased from $77.5b to $80.3b. Additionally, projects under development rose from $3.7b to $5.5b.

Mapletree said it will continue to prioritise sustainable growth through disciplined capital deployment and development-led value creation.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
