Frasers Property and Mitsubishi Estate plan 999-year mixed-use project at Valley Point

Project will feature about 407 luxury residences and sky villas.

Frasers Property Limited and Mitsubishi Estate Co., Ltd. have formed a 51:49 joint venture to redevelop Valley Point and Fraser Suites Singapore into a luxury 999-year mixed-use development along the Singapore River.

Located in prime District 10 at 491, 491A, and 491B River Valley Road, the development is scheduled to launch in 2027 and be completed in 2031.

The site covers 13,439.4 square metres, with commercial and residential zoning and a maximum allowable gross floor area of 54,309 square metres. The land has a 999-year tenure from 21 June 1877, with 852 years remaining.

The project will comprise approximately 407 luxury residences and sky villas, a new 184-unit flagship Fraser Suites serviced residence, and a selection of dining, retail and lifestyle offerings.

The development will also create a new riverfront promenade, with the partners aiming to establish a destination for residents and visitors while enhancing connectivity with surrounding precincts.

The site has been associated with Frasers Property’s heritage since 1877. It was previously home to Fraser & Neave’s first aerated water canning facility in Southeast Asia before becoming the site of Frasers Hospitality’s first serviced residence for extended stays in 1998.

The new development will offer views of the Singapore River and access to lifestyle, heritage and recreational areas including Great World, Robertson Quay, Boat Quay, Chinatown and the Civic District through the adjacent park connector network.

It is about a seven-minute drive from the Central Business District and Orchard Road, and an eight-minute walk from Great World MRT station.

Frasers Property Singapore CEO Soon Su Lin said the redevelopment is intended to maximise the potential of the group’s prime heritage site along the Singapore River. "We aim to create a distinctive riverfront destination with curated living, hospitality and lifestyle offerings, delivering a compelling experience for residents and the wider River Valley community."

Mitsubishi Estate Asia managing director Kato Shinya said the redevelopment builds on the companies’ growing partnership. "We aim to create a landmark destination that will enhance the Singapore River precinct for years to come by bringing together our complementary strengths and shared vision for quality placemaking."

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
