The government grants one off property tax rebate as 2026 bills approach

Among private owner-occupiers, about half are expected to see an increase of under $6 a month.

The government will grant a one-off property tax rebate in 2026 for all owner-occupied homes, according to the Inland Revenue Authority of Singapore (IRAS).

HDB owner-occupiers will receive a 15% rebate, while private owner-occupiers will receive a 10% rebate, capped at $500. The rebate will be automatically offset against the 2026 property tax bill.

After applying the rebate, one- and two-room HDB households will continue to pay no property tax. For three-room and larger HDB flats, the average increase works out to $2 to $3 a month.

Among private owner-occupiers, about half are expected to see an increase of under $6 a month, though owners of higher-value homes will face larger adjustments.

Property tax bills for 2026 will be issued from December 2025, with payment due on 31 January 2026. Taxpayers can use GIRO or eGIRO to pay in up to twelve months of interest-free instalments.

A 5% late-payment penalty will apply if payment is not made by the due date and no GIRO arrangement is in place.

From 1 January 2026, retirees will have extra flexibility under an Extended GIRO Scheme, which allows eligible owner-occupiers aged 65 and above with assessable income of $39,000 or below to pay their annual property tax over up to 24 months.

IRAS said the one-off rebate is intended to cushion 2026 property tax increases amid moderating rental markets while maintaining the progressive structure of the tax system.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
