HDB completes first construction transformation project at Tengah

A second development is on track by the end of the year.

HDB completed its first construction transformation project (CTP), Garden Waterfront II @ Tengah, after using prefabrication and construction technologies to reduce manpower requirements.

A second development, Garden Waterfront I @ Tengah, is on track for completion by the end of the year.

Both projects are expected to achieve a 25% improvement in site productivity over the projected baseline rate of 0.6 square metres per manday, according to HDB.

The two developments will also be the first BTO projects in Tengah where flats are equipped with Smart Adapters that allow residents to monitor household electricity use in real time.

The CTP, launched in 2022 with Obayashi Singapore, was used to test construction methods designed to complete work faster and with fewer workers.

At Garden Waterfront I and II, more structural work was completed off-site using standardised prefabricated components and moulds.

The modular system enabled beam- and column-free living spaces, a design that has since been rolled out to six other projects, including developments in Bayshore, Bukit Merah, Kallang/Whampoa and Mount Pleasant.

The CTP also tested 3D concrete printing for a botanic arbour between the two Tengah projects.

HDB said several technologies tested under the CTP are being introduced in other BTO projects. It is also exploring artificial intelligence, advanced robotics, and further standardisation of precast components.

A NOTE FROM SINGAPORE BUSINESS REVIEW

Reaching the people who run Asia's businesses is harder than it used to be.

Inboxes are crowded. Attention is short. The executives you most want to reach — the founders, CFOs, and operators who actually move budgets — are the hardest to find through the usual channels. If you're building a company, a category, or a reputation, you already know this.

We've spent twenty years building the room they read. Singapore Business Review is where senior decision makers in Singapore and across Southeast Asia come for business coverage they can't get elsewhere — in print, online, and in person at the summits and roundtables we host across seven markets.

If you have something these readers should know about — a point of view worth publishing, a product worth their attention, an event worth their time — we'd like to hear what you're trying to do.
