WHAT CAUSES THE PROBLEM

What Causes The Problem

Bathroom leaks usually come from failed waterproofing. The membrane applied beneath the tiles may have been damaged during the original installation, may have aged, or may never have been applied to the correct areas. Once water reaches the substrate through cracked tiles or worn grout, it travels along the floor and walls — which is why the stain below is often some distance from the actual source.

Sealant and grout also fail with time. The silicone around the shower tray and the grout between tiles keep water out of the substrate, and both wear out after years of use.

A leaking pipe is a different cause with a different fix. If the leak continues when the bathroom is not in use, or the stain appears suddenly, the source may be plumbing rather than waterproofing. We identify the source on site before any work is quoted, so you are not paying for waterproofing when the real problem is a pipe.

How HMS Handles It

  • Inspection. We check the bathroom and the affected areas to identify the source of the leak.
  • Diagnosis and recommendation. We distinguish between waterproofing failure and plumbing issues, and recommend the right scope.
  • Surface preparation. The affected tiles are removed and the substrate is cleaned and levelled.
  • Waterproofing application. A waterproofing membrane is applied to HDB and BCA standards — at least 150 mm up the walls in wet areas and full-height protection in shower areas — followed by a ponding test before tiling. Our waterproofing methods follow HDB and BCA standard ceiling-leak procedures, to prevent future seepage from occurring.
  • Tiling. New tiles are laid over the waterproofed surface.
  • Grouting, cleaning and handover. The bathroom is grouted, sealed, cleaned and handed over.
  • Workmanship warranty. The work is covered by a 12-month workmanship warranty. Tile product defects are covered by the manufacturer.
  • REPAIR, OVERLAY OR REPLACEMENT OPTIONS

    Repair, Overlay Or Replacement Options

    • Full re-waterproofing and re-tiling. The reliable option when the membrane has failed — the bathroom is stripped, waterproofed and re-tiled.
    • Targeted repair. Suitable when the leak is localised and the rest of the waterproofing is intact. Water can travel, so we confirm on site whether a targeted fix will hold.
    • Re-tiling only. If the waterproofing is sound and only the finish is being updated, tiles can be replaced without re-waterproofing — we check first.
