What Causes The Problem

Why does HDB tiling need an HDB-registered contractor? HDB requires renovation works to be carried out by an HDB-registered renovation contractor, and certain works need a renovation permit submitted through HDB InfoWEB. HDB also protects the waterproofing warranty in new flats: for the first three years after TOP, the floor and wall tiles in wet areas (bathrooms and balconies) cannot be replaced. Overlay is the permitted alternative during this period.

There are also physical limits on what can be done. HDB limits the total thickness of floor finishes to 5 cm and wall finishes to 2.5 cm, and requires pre-packed screed for dry-area flooring. A registered contractor knows these rules and plans the work within them.

HDB flats also see certain tile problems more than other property types. Popping and hollow tiles have been reported across HDB estates, often linked to movement in the concrete slab or conditions during the original installation. Resale flats may carry tiles installed by previous owners with varying levels of workmanship, which is why a proper inspection matters before new tiles are planned.

For BTO flats, the tiling decision is usually made early in the renovation — choosing floor and wall tiles for the whole unit, and deciding whether to engage a direct tiling contractor or go through an interior designer. Tiling directly with us means the work is done by the tiling contractor itself, not subcontracted.
