You may need tile repair or replacement if you notice any of the following:

  • Cracked or chipped tiles. Tiles crack from impact, movement in the floor slab or age. A single cracked tile can often be replaced without touching the surrounding floor.
  • Loose or hollow tiles. Tiles that sound hollow when tapped have lost their bond to the adhesive. Left alone, they may crack, tent or pop out.
  • Dislodged or popped tiles. Tiles that lift or pop can become a trip hazard, especially at edges and doorways.
  • Crumbling or stained grout. Damaged grout lets moisture into the substrate and can lead to bigger problems over time.
  • Uneven or sunken tiles. A tile sitting lower than its neighbours is a sign of movement beneath the surface.
WHAT CAUSES THE PROBLEM

What Causes The Problem

Most tile damage in Singapore homes comes from a few common causes. The most frequent is adhesive failure: when the tile was laid, the adhesive may have been applied thinly, mixed incorrectly, or left to dry before the tile was pressed down. Over time the bond weakens, and the tile begins to move slightly underfoot, producing the hollow sound you hear when you tap it. When you knock a tile with a metallic item and it produces a hollow sound, the adhesive between the substrate and the tile has been compromised, loosening its grip on the floor.

The substrate beneath also matters. If the screed is uneven or the concrete slab moves — from settling or temperature changes — the movement transfers to the tiles. Moisture is another culprit, particularly in bathrooms and kitchens, where water working its way through cracks or grout can loosen the tile from below.

Age is a factor too. Tiles and adhesives do not last forever, and floors that were installed decades ago may simply be reaching the end of their service life. In many cases the problem is a combination of these causes, which is why the affected area is inspected before any repair is quoted.

  • Workmanship warranty. The work is covered by a 12-month workmanship warranty. Defects in the tile itself are covered by the tile manufacturer, not by this warranty.
  • REPAIR, OVERLAY OR REPLACEMENT OPTIONS

    Repair, Overlay Or Replacement Options

    • Single-tile repair. Suitable when one or two tiles are damaged and the surrounding floor is sound.
    • Extended-area replacement. When damage is spread across an area, replacing the extended section is usually the better option. Dislodged-tile cases are rarely localised to one spot — replacing the extended area ensures no loose or hollow tiles remain in the surrounding area, which are likely to recur if not properly rectified.
    • Full re-tile. When the floor is worn, uneven or the substrate has failed, a full re-tile can be more cost-effective in the long run than repeated repairs.
    • Overlay. If the existing floor is level and sound, new tiles can sometimes be laid over it. This option is cheaper and less dusty, but it raises the floor height.

    Do you need to hack up the whole floor?
