Tile overlay means laying new tiles directly over an existing floor, without hacking out the old ones. It is faster and less dusty than a full re-tile, and it costs less — but it is only suitable when the existing floor is level and sound. WHAT MAKES OVERLAY SUITABLE

What Makes Overlay Suitable

Overlay works only when the existing floor is level, well-bonded and free of widespread hollow tiles. If the old tiles are loose or the substrate beneath them is failing, overlay simply repeats the problem on top of it — the new tiles will sit on an unstable base.

The new floor will be higher than the old one by the thickness of the new tile and adhesive. This matters at doorways, under kitchen cabinets and where the floor meets other rooms. The existing floor must also be clean and free of loose grout or sealant so the new adhesive bonds properly.

Not every tile suits overlay. The new tile must be compatible with the existing surface, and in wet areas such as bathrooms the condition of the underlying waterproofing has to be considered. For HDB flats, overlay is the permitted alternative to replacing wet-area tiles during the first three years after TOP, when hacking is restricted. We check all of this during the site assessment and will tell you honestly whether overlay is suitable or whether hacking is the better option.

    Overlay Or Hacking — The Trade-offs

    • Overlay is cheaper, faster and much less dusty, and it avoids disposal of old tiles. The trade-offs are the raised floor height and the fact that underlying substrate problems are not fixed.
    • Hack and re-tile costs more and takes longer, but allows the substrate to be corrected, the floor to be re-levelled, and waterproofing to be redone in wet areas.
    • Partial overlay can be suitable in some homes — for example, overlaying living areas while re-tiling a bathroom that needs new waterproofing.
