  • Next, we conduct a title search and check the title deeds, the lease and any encumbrances.

  • Meanwhile, if a mortgage exists, we handle the redemption and discharge of mortgage with your bank.
  • Furthermore, we deal with CPF refunds, property tax apportionment and outstanding maintenance charges.

Documents You Need for a Sale of Property Online

Please gather these documents before you submit the sale of property online form, because complete papers speed the sale along.

  • Your NRIC, FIN card or passport. In addition, for a company, the business profile and director’s identity documents.
  • The title document, such as the certificate of title, subsidiary strata certificate of title or lease. You may download a digital copy from SLA MyProperty using Singpass or Corppass.
  • The signed Option to Purchase, Sale and Purchase Agreement, tender or auction documents.
  • Your latest mortgage statement, if the property carries a loan.
  • The latest property tax and maintenance statements.

How Long Does a Private Property Sale Take?

After you submit the sale of property online form, a private property sale in Singapore usually completes about 8 to 12 weeks from the date the buyer exercises the Option to Purchase. Nevertheless, the exact timeline follows the completion date in your contract. Moreover, a mortgage redemption adds lead time, because banks typically ask for several weeks’ notice. Therefore, tell us your target completion date early, and we will work backwards from it.

Cost of a Sale of Property in Singapore

Our costs for a sale of property online comprise our professional fee and disbursements, such as title searches, registration fees and lodgement fees. For an indication, please see our Singapore conveyancing fee page, or request a written property quote for purchase, sale and mortgage. Consequently, you know the likely cost before you commit. Also, remember that your bank may appoint its own solicitors for the redemption, which can add a separate charge.

Frequently Asked Questions on the Sale of Property Online

Can I really engage a Singapore conveyancing lawyer online?

Yes. Our sale of property online form gathers your particulars, your title document and your contract securely, so we can open the file the same working day. Afterwards, we confirm our appointment by email and tell you exactly what happens next. Nevertheless, we may still ask you to attend our office once for identity verification and signing.

Does this form cover the sale of an HDB flat?

No. The form covers private property only, because HDB resale transactions follow HDB’s own portal and timeline. However, we do act on HDB matters, so please contact us or ask about a Power of Attorney for HDB flats if you cannot attend in person.

What if I am overseas when the sale completes?

You have two options. Firstly, you may sign a Power of Attorney so that a trusted person signs the completion documents for you. Secondly, you may courier documents that a Notary Public or a Singapore Consular Officer has witnessed abroad. Either way, please start early, because couriers and legalisation take time.

Do I need to redeem my mortgage before completion?

Yes. The buyer takes the property free of your loan, so your bank must discharge the mortgage on completion. Accordingly, we serve the redemption notice, obtain the redemption statement and coordinate with the bank’s solicitors. See our redemption and discharge of mortgage page for details.

Will my CPF have to be refunded?

Usually yes, if you used CPF savings towards the purchase. On completion, the CPF Board recovers the principal amount withdrawn plus the accrued interest, and the balance goes to you. Therefore, we obtain the CPF refund figures early, so you can plan your next purchase.

Who prepares the Option to Purchase?

Normally the property agent issues the Option to Purchase in the standard form. Even so, please send it to us before you sign, because the completion date, the deposit and any special conditions bind you once the buyer exercises it.
