Loan still outstanding?

Tell us your proposed redemption date, whether you have given notice to the bank and how you intend to pay the outstanding sum. Check your loan terms with the bank for the notice period, lock-in period and any early repayment charges.

Loan already fully paid?

Select “Yes” when the form asks whether your mortgage loan is fully paid. Upload any bank letter confirming repayment, if available, so we can review the discharge of the registered mortgage.

Check the bank’s appointment and legal costs

Before instructing us, ask your bank whether it will appoint Loh Eben Ong LLP to act for it in your mortgage redemption or discharge. Appointment depends on the bank and the particular matter; please confirm directly with the bank.

If the bank appoints another law firm, you will generally need to pay that firm’s fees as well as our fees for acting for you. Ask about both sets of legal costs when comparing quotations.

Need to check the fees?

Use our property quotation form and select redemption or discharge, as applicable. Read the scope and exclusions, including any bank charges and other expenses.

Will I receive a hardcopy title deed?

Not necessarily. If a CPF charge or another mortgage or charge remains registered, your title remains suppressed and no hardcopy title will be issued. Discharging the bank’s mortgage does not discharge the CPF charge.

To discharge the CPF charge, you will generally need to refund the CPF savings used for the property, together with accrued interest, and pay additional legal fees and expenses. You do not need to discharge it merely because the bank loan has been repaid. Please discuss the amount and costs with us before deciding.

Submit your mortgage redemption instructions

Complete the relevant fields and review the terms of engagement before signing. This is an instruction form; use the quotation link above if you only wish to check our fees.

Our HDB service here is limited to standalone mortgage redemption or discharge. We do not undertake HDB sale, purchase or refinancing conveyancing.
