Conveyancing services from our Singapore property lawyers

Conveyancing is the legal work involved in a property purchase, sale, mortgage or transfer. Our Singapore property lawyers act for individuals and companies, with the scope agreed for each matter.

PURCHASE

Buying a property

We act for buyers of resale and new-launch condominiums, apartments and landed homes. We review the Option to Purchase or sale agreement, carry out relevant searches and handle the legal work for completion.

Before you commit, consider your financing, CPF funds, stamp duty and any approval needed.

SALE

Selling a property

We prepare or review the sale documents and coordinate the legal work for completion. Tell us about the existing mortgage, CPF charge and any tenancy affecting the property.

We also consider the discharge of those charges and whether Seller’s Stamp Duty may apply.

BUSINESS PROPERTY

Commercial and industrial

Our work covers offices, shops, private shophouses, factories and warehouses. The property’s lease conditions, permitted use and any tenancy affect the transaction.

We consider any landlord or authority consent and the proposed financing as part of the agreed scope.

PROPERTY FINANCE

Mortgages and refinancing

Refinancing replaces an existing loan with a new facility. It usually involves discharging the existing mortgage and registering a new one, together with any relevant CPF arrangements.

Tell us your lender so we can confirm whether we can also act for the bank. Check notice periods and any early repayment charges.

LOAN REPAYMENT

Redemption and discharge

Redemption means repaying your mortgage loan. If the loan has already been repaid, the registered mortgage may still need to be discharged.

Send us the lender’s details and loan records. We can identify the documents, notice requirements and registration work needed.

OWNERSHIP TRANSFERS

Gifts and partial interests

You may wish to give away a property interest or sell a share to a co-owner or another person. A family transfer or decoupling still needs careful review.

Stamp duty, financing, CPF refunds and existing charges can affect the proposal. Seek advice before agreeing to the transfer.

Ancillary conveyancing and title matters

Some matters involve updating the title to a property you already own. We assist with the applications appropriate to your circumstances, including:

  • Replacement of a lost title deed
  • Change of name in the title
  • Notice of Death and transmission following a death
  • Transfer to estate beneficiaries, including a direct transfer where the law permits
  • Severance of a joint tenancy or a change from tenancy in common to joint tenancy
  • Filing a statement of satisfaction of a company charge

Tell us what has changed and send the available documents. We can then identify the work required and quote for the appropriate service. Our ancillary conveyancing guide explains these applications in more detail.

BEFORE A TRANSFER

Check the implications first

A gift or transfer between family members can still involve stamp duty, financing and CPF issues. Please seek advice before signing documents or committing to a transfer.

From enquiry to completion

The sequence varies between a resale, a developer purchase, a refinancing and a title application. A typical sale or purchase involves these stages.

01

Tell us about the matter

Send the property address, transaction type, price and relevant dates. We confirm the scope and quotation before work begins.

02

Documents and checks

Provide the transaction papers and KYC information. We review the documents and carry out the checks relevant to your matter.

03

Prepare for completion

We deal with the other solicitors, lender and relevant parties on the documents, payments and requirements for completion.

04

Complete and register

We attend to completion and the relevant registration steps, and advise on any documents to be collected.

What to prepare

  • Property address and the proposed transaction
  • Option to Purchase, sale agreement or other relevant papers
  • Purchase price, financing and intended use of CPF funds
  • Key dates, including any option expiry or completion date
  • Identity and source-of-funds information requested for KYC

Companies, estates and transactions requiring consent may need further documents. We will let you know what is required.

Legal fees and timing

Our quotation depends on the transaction, property, financing and work involved. Legal fees should be considered alongside stamp duty, registration fees, search charges and other applicable expenses.

The completion date is governed by the transaction documents. Financing, redemption notice periods and required approvals can affect the timetable. Please contact us early if an option is about to expire or a deadline is approaching.

Conveyancing questions

No. This service covers private residential, commercial and industrial property. We do not undertake HDB conveyancing.

Contact us before committing to the transaction where possible. If you have already received or signed an Option to Purchase, send it with the expiry date so that the next steps can be considered promptly.

The position depends on the buyer and the property. Certain residential properties require approval under the Residential Property Act. Check eligibility and any approval requirement before committing to a purchase. See SLA’s foreign ownership guidance.

Depending on the transaction, costs may include stamp duty, registration and search fees, lender charges and GST where applicable. The property type and buyer’s circumstances affect the duty position. See IRAS guidance on property stamp duty.

Yes. Use our conveyancing appointment page to arrange a meeting. If we have told you that documents are ready, use the property document collection booking. An online booking does not mean that legal services are available around the clock.

We handle the legal work for property transactions. Depending on your instructions, this includes reviewing contracts, checking title, dealing with the lender and CPF Board, and attending to completion and registration.

Yes. We act for purchasers buying private properties from developers. The work includes reviewing the sale documents and handling the legal requirements for progress payments and completion.

The agreed contract governs the completion date. A resale, developer purchase, refinancing and title application each follows a different timetable. Send us the relevant papers and dates so that we can advise on your matter.

Use the property quote form for a purchase, sale, mortgage or redemption. There are separate forms for gifts and partial interests and ancillary conveyancing. A quotation remains subject to our confirmation of the scope and acceptance of instructions.
